Van Alstyne is my home, so I get this question a lot. The short answer: for buyers who want a small-town feel with quick access to the rest of DFW, it is one of the best fits in North Texas. Here is the honest longer version.

The small-town feel is real
Downtown Van Alstyne still has locally owned shops and restaurants, and Friday nights still revolve around the Panthers. Neighbors know each other, and community events fill the calendar.
The location is the draw
US-75 runs right through town. McKinney is about 20 minutes south, Sherman about 15 minutes north, and downtown Dallas roughly an hour. The Texas Instruments semiconductor campus in Sherman has brought jobs — and buyers — to the area.
If you work in Sherman, the new semiconductor jobs are a short drive north; if you commute to Dallas, plan on US-75 traffic at rush hour. I always suggest test-driving your commute at the time of day you would actually make it.
You have housing choices
Van Alstyne offers newer master-planned subdivisions, custom homes on an acre or more, established in-town neighborhoods and true acreage just outside city limits. That range is rare within a single zip code.

Things to know before you buy
- Growth means construction traffic on some roads for a while.
- Some newer subdivisions have MUD or PID taxes — always compare total tax rates.
- School zoning can differ near the county line, so confirm it for a specific address.
- Acreage properties may use rural water or wells and septic systems.
What it costs to live in Van Alstyne
Prices range from starter homes in newer subdivisions to custom homes and acreage at the top of the market. Your monthly cost depends as much on the tax rate as on the price: a home inside city limits, a home in a MUD and a home on acreage in the county can carry very different rates. I compare them for every home we look at, and the Texas Comptroller’s property tax pages explain how the rates are set.
Schools and everyday life
Van Alstyne ISD serves most of the town, but some addresses near the county line are zoned differently, so I confirm the campus for each home. You can see every district’s state rating on TXschools.gov. For bigger shopping and medical care, most families head to McKinney, Anna or Sherman — all within about 20 minutes.
Who Van Alstyne is a great fit for
- Families who want a hometown school district and Friday-night football
- Buyers who want an acre or more without giving up a reasonable commute
- Anyone working in Sherman or McKinney who wants to live between the two
- People who would rather have a real downtown than another shopping center
My take
If you want a hometown community and you are comfortable with a little drive, Van Alstyne is hard to beat. I’m happy to show you around — the neighborhoods, the schools and the places my family loves.
Getting to know Van Alstyne before you move
Spend a Saturday here before you decide. Grab breakfast downtown, drive the neighborhoods you are considering, then come back on a weekday at rush hour to try the commute. If you can, catch a Friday-night game in the fall — it tells you a lot about the town. I’m happy to plan the whole day with you, and I can send you my list of favorite local spots, from coffee to parks to the best places to watch the sunset over open pasture.
