New Construction
Compare builders, communities and incentives — with your own agent on your side from contract to final walkthrough.

Why it matters
Local knowledge you can build on.
The builder’s sales team works for the builder. I work for you — comparing floor plans, lot premiums, incentives and builder reputations from Anna and Melissa to Celina, Prosper and Van Alstyne, and negotiating upgrades and closing-cost help where it’s available.
Bring me with you on your first visit to a model home. Many builders require your agent to register you on that first visit, and buyer-agent compensation is often covered by the builder — I’ll confirm it in writing before you sign anything.

New build FAQ
New construction questions I hear most
Do I need an agent for new construction?
You’re not required to have one, but the builder’s sales rep works for the builder. In most cases the builder pays my fee, so having me on your side for new construction costs you nothing.
Should I inspect a brand-new home?
Yes — a pre-drywall and a final inspection by an independent inspector. Builders miss things, and it’s far easier to fix them before closing.
What are MUD and PID taxes in new construction?
Many new communities add a Municipal Utility District or Public Improvement District rate on top of city and school taxes. The Texas Comptroller’s property tax pages explain how they work.
Which builder communities do you cover?
Anna, Melissa, Van Alstyne, Howe, Celina, Prosper and more — each community guide lists current builders.
