My specialties
Land & Acreage
Raw land, homesites and acreage across Grayson, Fannin, Collin, Hunt and Lamar counties — from someone who walks the property, reads the survey and knows the questions to ask.

Why it matters
Local knowledge you can build on.
Buying land is nothing like buying a house in a subdivision. Access, water, septic, easements, floodplain and restrictions can change what a property is worth — and what you can actually do with it.
I’m a small-town East Texas girl, and land is close to my heart. I walk the property with you, read the survey, call the water company and ask the questions most agents don’t know to ask. When I list land, I market it with drone photography, boundary maps and the details serious buyers want first.

What I check
The details that make or break a deal.
I check every one of these before my buyers make an offer — and have the answers ready when I list yours.

Land FAQ
Buying land and acreage: common questions
How do I check if land and acreage is in a floodplain?
Look the address up on the FEMA Flood Map Service Center and walk it after a heavy rain. I pull the flood map before you make an offer.
Can I put a septic system on my land?
Most rural tracts need an on-site sewage facility; soil and lot size decide the design. The TCEQ septic (OSSF) rules and your county set the permit rules.
What is an ag exemption on land and acreage?
It’s agricultural (open-space) valuation that taxes land on what it produces. Rules vary by county — read my ag exemption guide.
Can veterans get help buying land?
Yes — the Texas Veterans Land Board has land and home loan programs for Texas veterans.
