Calculator FAQ
Using the mortgage calculator: what to know
What property tax rate should I use in the mortgage calculator?
Most North Texas homes fall between about 1.8% and 2.6% once county, city, school and any MUD or PID rates are added up. My community guides list the rates town by town, and the Texas Comptroller’s property tax pages explain how they work.
Does the mortgage calculator include PMI?
Yes. It adds an estimate for private mortgage insurance when your down payment is under 20%. On VA loans there’s no monthly mortgage insurance.
Where do current interest rates come from?
Lenders set them daily. Freddie Mac’s weekly rate survey is a good benchmark — but your rate depends on your credit, loan type and points, so get a quote from a lender.
How accurate is a mortgage calculator?
It’s a solid estimate for planning. Your lender’s Loan Estimate is the official number; the Consumer Financial Protection Bureau explains how to read one.
