Buyer FAQ
How to buy a home in North Texas: your questions
How much money do I need to buy a home in North Texas?
Plan for a down payment (from 0% with VA or USDA to 3–5% on many conventional and FHA loans), closing costs of roughly 2–4%, earnest money and a small option fee. The Consumer Financial Protection Bureau has a helpful worksheet, and I’ll introduce you to lenders I trust before you shop.
Are there programs that help me buy a home in Texas?
Yes. The Texas State Affordable Housing Corporation offers down-payment help and Homes for Texas Heroes for teachers, police, firefighters, EMS and veterans, and the VA home loan program covers eligible service members. Ask your lender which programs they work with.
What is the option period in Texas?
It’s a short window in the contract when you can walk away for any reason for a small fee — the time for inspections and repair talks. It protects you when you buy a home in Texas. The Texas Real Estate Commission publishes the standard forms we use.
Can you help me buy a home in a new-construction community?
Yes — and in most cases it costs you nothing, because the builder pays my fee. I compare builders, incentives and MUD or PID tax rates, and I come to the pre-drywall and final walkthroughs. See new construction.
How long does it take to buy a home?
About 30 to 45 days from accepted offer to closing with a mortgage, and faster with cash. Getting pre-approved first is the best way to buy a home without surprises — start with my mortgage calculator.
