Prosper, Texas
Is Prosper, TX a good place to live?
For many buyers, yes. Living in Prosper, TX suits people who want a newer, larger home, A-rated Prosper ISD schools and a short drive to Frisco’s dining and venues, without living in a big city. The trade-off is cost: Prosper’s combined tax rate runs higher than Frisco’s, and a lot of town is still under construction.
Prosper sits in western Collin County and reaches into eastern Denton County, with the Dallas North Tollway and Preston Road (SH-289) running north–south and US-380 crossing the south side. It began in 1902, when the Frisco railroad merged the settlements of Rock Hill and Richland. The name came from a crop year that was, by all accounts, very prosperous. The 2020 Census counted 30,174 people; the Census Bureau’s 2025 estimate is 45,605.
When I help clients with Prosper TX homes for sale, most of the work is comparison: one builder against another, lot premiums, HOA dues and whether a street carries a MUD or PID. I also check which county and school district an address is in, because both lines run through town. If you’re weighing Prosper against Celina or Frisco, I’ll lay the numbers side by side so you can see the real monthly difference.
Jobs, growth and what’s coming
Prosper has been one of the fastest-growing towns in the country. It ranked No. 9 nationally in the Census Bureau’s 2023 growth list at 10.5%. The pace has eased since then: the 2025 estimate is about 2.5% above 2024. Taxable value inside town limits rose from $10.8 billion to $11.5 billion for the 2026–27 budget, and the town plans $74.7 million in capital spending, about 90% more than last year.
Prosper ISD is growing just as fast. On August 12, 2025, it opened four campuses west of Dallas Parkway, including Richland High School, its fourth high school. In the town’s 2023 financial report, the largest employers were Prosper ISD, Kroger, Chick-fil-A, the Town of Prosper and Walmart, with Cook Children’s in the top ten. For bigger corporate jobs, most people drive south to Frisco and Plano’s Legacy West.
