Every town I serve

County by county.

Teal towns have a full community guide. The rest open a home search for that town — and I’m always happy to answer questions about any of them.

Looking farther out? My brokerage, Ten Twenty Realty, covers 20 counties across North DFW — I’m happy to connect you with the right agent.

Choosing a town

Comparing North Texas communities

Which North Texas communities have the lowest property taxes?

Rates change every year, and MUD or PID neighborhoods add more. Each community guide lists the current rates; the Texas Comptroller’s property tax pages explain how they’re set.

Which communities are best for acreage?

Gunter, Whitesboro, Bells & Tom Bean and the country around Van Alstyne and Bonham. See my land and acreage page for what I check.

How do I compare school districts between communities?

TXschools.gov shows each district’s TEA rating. Always confirm the assigned campus for a specific address.

Can you show me several communities in one day?

Yes — I plan driving tours around your budget and commute, so you can see three or four towns in an afternoon.

Ready when you are

Not sure which town is right for you?

I’ll put together a driving tour of the neighborhoods that fit your budget, schools and commute.
