How do you get a home under contract in 24 hours?

425 Abagail Lane, Van Alstyne TX

One of my favorite reviews is from the Hernandez family: we listed their home and had it under contract within 24 hours. That didn’t happen by luck. It happened because of what we did in the two weeks before the sign went in the yard.

1. We priced it with real comps

Online estimates had their home all over the place. I pulled recent sales within a mile, adjusted for lot size, updates and the school zone, and we priced it right at the top of what the market would support — not above it.

2. We prepped only what mattered

We used my staging checklist: fresh paint in two rooms, a deep clean, new towels and bedding, a cleared garage and a power-washed driveway. No big remodel.

3. We launched it as Coming Soon

Five days before it went live, I shared it with my buyer list and my agent network. By launch day, three families already had showings booked.

4. We made showings easy

Clear showing windows, lights on, and feedback sent to my sellers after every visit. The first weekend brought multiple offers, and we went under contract on the strongest — not just the highest — terms.

What “under contract” means in Texas

In Texas, a home is under contract once the buyer and seller sign the contract. Most buyers then have an option period — a short window, negotiated in the contract, to inspect the home and walk away for any reason for a small fee. After that, the appraisal, the loan approval and the title work move toward closing. The Texas Real Estate Commission publishes the standard contract forms we use.

Can every home go under contract this fast?

Not always, and that’s okay. Speed depends on the price range, the season, the town and the competition. What every seller can control to go under contract quickly is the same list: price it with real comps, prep what buyers notice, launch it with a plan and make it easy to see. The Texas Real Estate Research Center tracks how long homes take to sell in each county.
